One – Retail and Office Investment Property
A commercial building under the ownership of a family trust had an occupation rate of approximately 75% in the building, but only about half of these were on any sort of tenancy arrangement, and those that were, had not been reviewed for some time.
We reviewed all the leases, and achieved rental increases in over 8 of the leases. The rentals were not brought to an unreasonable or beyond market level, and we also successfully negotiated to change unfavourable conditions in two leases so they reflected the market rather than the inferior terms they were under previously. Occupation is now about 90%.

Two – National Organisation Office Accommodation
We were approached by a national tenant looking for office accommodation, but did not wish to work directly with real estate agents as they wished to keep their proposed movements confidential. We scoped the options with real estate agents and property owners and then negotiated to secure the tenancy for the benefit of all parties.

Three – Local Authority
A local authority needed to know the condition and maintenance spend over the next 10 years for all the pensioner housing, community halls, public toilets, theatres and information centres it was responsible for. We inspected all properties, provided these figures and updated property databases assisting in the risk and asset management obligations under Local Government legislation.

Four – Commercial Investment Property
We have managed this commercial property for 3 years improving on the services previously provided by an out of town corporate manager who was not able to adequately respond to the requirements of the tenants and owner. We have made improvements to the property and also succeeded in achieving healthy rental increases in all instances of review.

Five – Local Authority
Another local authority with a portfolio of reserves numbering in the 100’s needed to systematically identify the ownership basis and restrictions upon each piece of land and ensure the current and continued retention of the land was correct and appropriate. We devised methodology to ensure the knowledge of each parcel was recorded and checked to allow management decisions to be made for the future.

Six – Family Trust
We were approached by a family trust who own land leased by a large corporation. The lease requires a certain level of maintenance to improvements before the lease may be renewed. The client needed to know the current condition of each dwelling on the land and any maintenance that was required prior to renewing the lease. We assessed each dwelling and compiled a 5 year maintenance plan and list of immediate concerns for each individual dwelling.

Seven – Local Authority
A local authority needed a detailed record of the construction and maintenance requirements for public buildings in the greater Waikato area. We prepared an asset maintenance plan for all building components including their life expectancies. Also included was an assessment of the current building conditions which allows the client to budget for future maintenance works.
